  Applying for a Rental Property

PRDnationwide The Entrance uses 1 form, which means you only ever have to complete 1 application form.

Tenants who use 1 form have their details stored with their own password protected profile so they can submit other applications without having to fill out their details ever again.

  Paying Your Rent

PRDnationwide The Entrance Direct Debits straight from your account to make it simple and easy for you.

The Direct Debit scheme enables you to have your rent and water usage payments made directly from your bank, building society or credit union. This means that you will never have to stand in queue waiting to pay your rent or water usage charge.

You can choose to pay either weekly, fortnightly or Monthly.
The payments will be processed from your account on a Friday.

  Bond

Your Bond will be lodged with the Residential Tenancies Bond Authority (RTBA). In general, the bond is equal to one months rent. The bond is held as security against any damage or undue wear and tear. The bond will be refunded promptly after you vacate, provided the property is left in as close as possible the same condition as when the Tenancy Agreement commenced and there are no monies owing.

  Condition Report

Upon signing your lease you will be given a condition report. Check this thoroughly and add any additional comments you see fit. Please sign the front page and return the original copy to our office within seven working days of receiving the report, retaining the carbon copy for your records. On vacating, PRDnationwide The Entrance and the previous tenant will have completed an Outgoing Condition Report.

  Periodic Inspections

During the course of your tenancy, the premises will be inspected periodically by PRDnationwide The Entrance in accordance with the landlord’s management agreement. We will contact you in advance to make arrangements for a mutually convenient time. Both yourself and the landlord will be notified of any issues and they will be rectified as quickly as possible.

  Keys

PRDnationwide The Entrance retains a duplicate key to all properties for emergency access, maintenance and routine inspections. Please note that should a locksmith be required, this will be at your expense.

Tips for Tenants in today's rental market

Given the shortage of rental properties on the market together with the number of tenant's applying (the average days that PRDnationwide The Entrance's properties have been on the market is 2!) here's a handy tip for tenants seeking new homes:

We recommend going beyond simply filling in an application form. Compile a small folder of references, copies of documents such as passports, your resume and include an introductory letter. This will put you steps ahead of everyone else.

  Repairs

All repairs are attended to as promptly as possible, however, it is often necessary to obtain the landlords approval and/or quotes before any work can commence, so unfortunately a time lag is sometimes unavoidable. Please be assured that we will always attempt to resolve repairs as quickly as possible to a standard that is acceptable to all parties.

Under the Residential Tenancies Act, we advise that the following can be considered Emergency Repairs:

* BURST WATER SERVICE
* GAS LEAK
* BROKEN OR BLOCKED TOILET
* SERIOUS ROOF LEAK
* DANGEROUS ELECTRICAL FAULT
* FLOODING OR FLOOD DAMAGE
* FAILURE OR BREAKDOWN OF THE GAS
* SERIOUS STORM OR FIRE DAMAGE
* ELECTRICITY OR WATER SUPPLY
